  • Pending ratio: 40%, this has been consistent for the past 6 months as well
  • Active Listings Currently: 301; Pending: 120
  • Months of Supply of Inventory: Slightly higher at 3.6 months, indicating a small uptick in inventory relative to sales pace, but not significant

2. Pricing Trends

  • Average Active list price: $1,231,843. This is similar to where it has been over the last 6 months as well.
  • Average Pending list price: $1,057,293.
  • Average Sold price: $986,823. This also is similar to the past 6 months as well. 
  • Sale to Final List Price: 98.8%—homes are still selling very close to their final listed price.
